Get the price right first

Price it RIGHT... Or you'll get a lower price later

In my  20 years of real estate I've observed one key thing, folks thinking of selling their home really don't like to hear this statement. Most feel, when they hear "price it right" they are being asked to sell at a reduced price and the realtor just wants a quick sale. In reality it is a TIMELY sale both the seller and realtor should want. In a market where we have an over abundance of pre-owned & new construction homes for sale, pricing becomes even more critical and as a rule, the longer your home remains on the market...the less you will get. Overpricing, especially in a market that is saturated with homes for sale, is a big, big mistake. An agent that knows and keeps current with the market and what is going on in that particular neighborhood and surrounding area will know how to price your home to get it sold expediently while still realizing for you the highest and best sales price. There can in some cases be the need for a "pre-listing" appraisal and a "pre-listing" inspection.

*In conclusion most showings for any home will take place during its first 2-4 weeks on the market - when it’s an exciting, new listing! So, it’s critical that the asking price be razor sharp to the actual value right from the start of your home being put on the market!!

Insurance web site

This is a good site to keep up with Insurance info for Texas. http://tcais.org/
You can also sign up for their email newsletter which gives a good synopsis of current events.
Some of the latest things are a drop in auto insurance rates, per there info, of 14%. This will help all of us and also Arlington, Tarrant and Johnson Counties Real Estate sales.

EVENTS CENTER AT UT ARLINGTON

Some pretty cool stuff coming...The University of Texas System Board of Regents has unanimously approved the final design for the University of Texas at Arlington’s $78 million special events center.
The 6,500-seat center will be home to the UT Arlington Mavericks basketball and volleyball teams, commencement and other community events once it opens in early 2012.
Groundbreaking for the building is slated for spring 2010.
A four-story, mixed-use residence hall and parking garage is planned just north of the events center, and the university is partnering with the City of Arlington to carve out a walkway along Center St. and green space on the center’s south side.

TEXAS CITIES DOMINATE LIST OF TOP PERFORMERS

In a "Best-Performing Cities Index" the Arlington-Fort Worth ranked #12 out of all! 

Leaders in this year’s index, which ranks U.S. metros based on their ability to create and sustain jobs, are all metros that succeeded in avoiding the worst of economic declines driven by falling housing markets and job losses in manufacturing and global trade.

Regional economic factors also strongly influenced the rankings this year, with the oil and gas sector, technology and alternative energy providing stability among metros in Texas, North Carolina, Washington and Louisiana.

Another factor helping Texas metros move up in the rankings is the state’s favorable business climate and its ability to attract jobs and corporations away from higher-cost states.

Downtown Arlington Farmers market until Dec 18th

Don't forget to visit the Downtown Farmers Market on Fridays now through December 18. The market is located on Front Street between Mesquite and Elm streets, adjacent to the railroad tracks just south of Division.  Market vendors sell tasty fresh produce, seasonal fruits and vegetables, herbs, and unique food products starting at 9:00 a.m. and closing up around 1:00 p.m.

FannieMae info

Defaulter's now have the option to rent their home from Fannie Mae. Good or bad? 

Some thoughts...who manages the properties & keeps the books? What's the cost of all this? When, for example, a water pipe breaks in the home, who takes care of the situation and how quickly does it get resolved. Per law, most states have a  certain time frame for high priority items such as this to be done. Do we want the Government to become a landlord? Anyone remember the RTC?

Rates stay low

WASHINGTON (AP) - The Federal Reserve on Wednesday held its bank lending rate near 0% and again pledged to keep it there for an "extended period" to foster the fragile economic recovery. The Fed also said economic activity has "continued to pick up" and that the housing market also has grown stronger, a key ingredient to a sustained recovery.

Fort Worth is tenth fastest-growing city in the nation
(Demographics : Dallas-Fort Worth-Arlington6/30/2009

(Fort Worth) - Fort Worth was the tenth fastest-growing city in the country in 2008, and three other Texas towns were in the top ten, according to U.S. census population estimates released Tuesday.

Texas was well-represented among the fast gainers. Round Rock, north of Austin, was number two on the list with a gain of 7,877 residents. McKinney was number five and Killeen was number nine on the growth chart of cities with populations over 100,000.

However, Fort Worth, which added 24,413 residents over the 12-month period and grew to 703,073, stands out in the crowd, census demographer Greg Harper said.

"If you look at the ten fastest-growing cities, Fort Worth is number ten, but it is by far the largest city among the ten," Harper said. "It is growing at 3.6 percent over that time, and it is a little unusual to see a city of that size among the fastest-growing. If you look at the top 25, it is still the largest city among those cities in terms of percent change from 2007 to 2008."

TX credit extension

Vote on tax credit expected this week
Senate bill amended to extend, expand credit
Congress has approved a one-year extension of higher loan limits for mortgages backed by the Federal Housing Administration, Fannie Mae or Freddie Mac, and an amendment that would extend the first-time home buyer tax credit has been incorporated into a Senate bill to prolong unemployment benefits.
A procedural vote on the unemployment benefit legislation, HR 3548, is expected today, Congressional Quarterly reported, with final passage by the end of the week. Call me if you have questions or would like to get pre approaved for your mortgage loan now.
