Get pre-approved first!

If you're considering the purchase of a new home, you may be concerned with the issue of finance. Attaining the right mortgage is a key step in the home buying process, but it doesn't have to be a stress-inducing one. Most lenders offer prequalification, pre-approval or both to help you know where you stand. Let me explain the difference between prequalification and pre-approval:

  • Prequalification: Prequalification is a preliminary estimate of how much you can afford to pay for a home based on information you provide. Because credit and employment information aren't validated for prequalification, it can only be considered a rough idea of a monthly mortgage payment and loan size. This can be a useful guide as you begin the home buying process, however. 
  • Pre-approval: Pre-approval is a written commitment from a lender to finance your home purchase up to a set amount. This indicates that the lender has taken a close look into your financial history and has agreed to lend you a specific amount of money, reliant on certain details like a finalized sales contract and professional inspection. Pre-approval indicates to sellers that you are a serious home buyer.

Regardless of which option you utilize, or even if you take both steps, you'll be able to shop with much more confidence. Why wait until you find the perfect home to discover problems with obtaining a mortgage?

Good Monday and week!

Hope your weekend was good. 

Cultivating good relationships, whether personal or business, starts with our focus...asking the question, where is our focus at?
If your focus is on yourself, what can I get out of it, that's about what you'll get, more self!!
But if your focus is on others, what can I do for them, how can I benefit, improve and help them, then your reward more than doubles. Not that we seek the reward but seek to be a blessing to others! Seek the benefit of others before yourself and you will greatly prosper. 
Sometimes we find ourselves in relationships with those that don't do that, they have the "what's in it for me" attitude. I believe that staying in that relationship is detrimental and unless you see a change in that person or business situation, it might be time to move on. We don't turn our back on the situation or person but we don't let it or them drag us down or move us from our goal! If we are the business or person that is doing that to other's, well there is hope and the power to make that change in our lives! 

Let other's seek after "things" and let other's seek after "other's", if we are a Christian, Jesus said to seek after Him, that which is Life itself! If you are not at that place in your life, let's make the "quality decision" to get there!

The Rodeo's in town!

Ahh, Fort Worth Stock Show and Rodeo! Loved it as a kid and still enjoy going, well, now mostly to the back stage club to eat and have a toddy with friends and sometimes talk about how rodeo and bull riding was back in the day! About the same fundamentals I suppose. The gear for the cowboys has changed some, (flack vests, helmets, etc), but what I notice more than anything...those darn bulls sure seem to have gotten bigger, stronger and wow, much faster. Or maybe I've gotten smaller, weaker and much slower? Nah! 

But I digress. As I say, always an air of excitement when this event comes to town and I think that is pretty cool.

Regarding the 82nd Texas Legislature ...

The 82nd Texas Legislature began Tuesday, January 11th and there are a number of private property rights issues at stake. One of the key issues along with how to handle the approx 27 billion dollar state deficit is eminent domain which was addressed by Gov Perry.

Per Texas Commissioner of Agriculture-Todd StaplesRealtor's have played a part in getting this issue in the fore front, however, the work is not yet done.  I urge each of you to continue to tell your friends, family, and co-workers to sign the petition and contact your State Representative and State Senator and urge them to help us finish the job. 

This is our opportunity to remind the world that in Texas our home is our castle, and we must end abusive eminent domain now.

The Texas Association of REALTORS® reviews all bills and monitors any that could affect home buyers and sellers, private-property owners, and the real estate industry.

There have been 917 bills filed, 253 of which are being monitored by the association.

Legislative trivia
The Texas Legislature convenes at noon on the second Tuesday in January of each odd-numbered year for no more than 140 days. A called session, commonly referred to as a "special session," lasts no more than 30 days.

In the 2009 session, more than 8,000 bills were filed; 1,688 of those became law.

Lots o' fffff's, why? Have no idea except felt there needed to be.

Hope all are having a good start to new year. Our 1st of yr Fri board coffee/networking started off grreat w/our new Chairman of the board officiating. Alberto Vasquez is his name & he gets it...this is a servant/stewardship role...not look at me but don't look at me and what can I do to make better the role of the Arlington Board of Realtors & its membership!

Having a Merry Heart...

Enjoyed the Jan 4th Maxwell Leadership Calender for today...A merry heart does good like a medicine-Proverbs 17:22
It goes on to relate this to leaders that sometimes take themselves too seriously...and that no matter how serious your work or job is, it's no reason to take yourself so serious. 

My Grandmother was the first to impress upon me to be joyful in what you do by doing it first and foremost of all unto the Lord, see the positives because when you do you begin to notice they will out weigh the negatives, be a servant and look at others as having great value and always be able to laugh at yourself, even when you do a really bonehead thing!

I have a list of those that would look like a roll of toilet paper!
