June 2012 RE/MAX National housing report...

...looking better and better, even more so in our DFW area!

June2012remaxhousingreport
As I pointed out in a previous blog, after 1st quarter 2012 stats came out, the inventory of available homes has and continues to drop. More buyers-fewer homes to look at=a great time to sell!

Now here is some great news...

BREAKING NEWS: FHA rescinds $1,000 credit dispute rule...

(Click on the link below to be taken to the full report)

The Federal Housing Administration rescinded a rule that would have denied financing to potential homebuyers with ongoing credit disputes of more than $1,000, according to an alert sent to lenders.

The FHA quietly drafted the rule in March to mitigate risks to its emergency fund. The rule went into effect April 1. Borrowers would have to either pay off the outstanding balance on collections accounts or document an arrangement to pay before the mortgage was approved.

Folks, this didn't "JUST HAPPEN by accident". Being a Texas Association of Realtor's Director and a supporter of the Texas Realtor's political Action Group, I have joined many more Realtor's and political activists who have been diligently working at getting this rescinded since it's inception! Hopefully we can bring about a complete recension of this. The fight for private property rights and reduced Government control is an ongoing battle and I am privileged to be a part of it!

In remembrance of John Hancock

Just learned that my Brother in the Lord and friend John Hancock passed away after his battle with cancer. I didn't know John for very long but easily called him my friend after meeting him the very first Sunday at Church back in August last year. Just one of those folks you are immediately drawn to. A wonderfully happy personality, loved to laugh and man could he play that guitar! Matter of fact the first day I met him I said, John you really look familiar. We got to chatting and realized we had both played with several musicians we knew in north side Ft Worth areas way back in late 60's to mid 70's.

When I heard he died I thought gee, didn't really have much time to get to know him, then it dawned on me, I will get to spend eternity with him so whats the rush?

John, you blessed me with your guitar playing and the privilege of playing drums with you, but most of all, you blessed me with your great attitude and love for the Lord and His Word! As you and I already discussed, give Cara a big hug and I look forward to seeing you later Brother.

Is He first in our life?

Colossians 1:18 AMP

He also is the Head of [His] body, the church; seeing He is
the Beginning, the Firstborn from among the dead, so that He alone in everything and in every respect might occupy the chief place [stand
first and be preeminent].
Don't know about you but when I look at my life there are way too many places where I have Him in other places but not first! Thankfully we have 1 John 1:9!!

The benefits of a volunteer position are two fold, the organization you serve and to yourself! To whom much is given, much is required.

Texas Association of Realtors

One more regional meeting as a TAR director then the State convention and my tenure as a director is done...for now! Have really enjoyed moving up to State level. It's been educational and rewarding representing our fine Realtor organization and the good fight for private property rights issues.

5 new rights for property owners in HOAs

Nearly 20% of Texans live in neighborhoods that have homeowners associations (HOAs), and new laws that went into effect earlier this year have provided more rights to those property owners regarding the use of their property.

Here are five property-related upgrades or additions that HOAs can no longer prevent homeowners from doing:

  1. Install a solar-energy device on the property.
  2. Install and use rain-harvesting devices.
  3. Display certain religious items on the entry of the property.
  4. Install roof shingles that are wind and/or hail resistant, energy efficient, or solar generating.
  5. Fly the U.S., Texas, or a branch of the U.S. armed forces flag.

Each of these rights apply to condos as well. It's important to note that a homeowners association may place some parameters on these rights.

Meals on Wheels

Had a great time celebrating 35 years of service to Ellis-Johnson Counties by this most wonderful organization, Meals on Wheels.

The event was held at our Texas State Representative's home, Rob Orr. Food service was provided by  Pappas Catering and was by far some of the best catered food I have tasted! Of course with great food there must be some really good wine and there was definitely that! Provided by Lost Oak Winery from Burleson, President and vintner Gene Estes brought several exceptional tasting wines that pared well with the food. Check out their web site for information on wine tastings, tours and upcoming events!

As for Meals on Wheels they provide a much needed service to our needy home bound elderly and disabled persons, to assist them to remain independent and healthy in their homes by providing home-delivered meals, daily personal contact, and support for individuals and their families.

If you have ever dealt with the elderly or disabled and seen how some of them literally go without food or, in many cases can't get to the food they have or aren't able to open a can or a package, you would get involved! Please do something today, again through volunteering or your donations.
