I went on Facebook yesterday to check on one of my blogs I had sent out regarding private property rights and noticed a cystic fibrosis logo that caught my eye. It was a post from a young lady I went through school with and it was about her sister in law that worked at Children's Medical in Dallas as a respiratory therapist for the CF kids. Her niece just passed away from CF and another niece is battling the disease in the hospital now. Another family member had also died from CF and they have a family member that, being an artist and losing several members to CF has been drawing logos, etc. to bring awareness to the disease. Small world isn't it!

If anyone does not know about CF or would like to know more, you can click on this link to the cystic fibrosis foundation. Great info and if you have it in your heart, go ahead, click this link and make a donation, $5, $10 or any amount will be appreciated.

I typically don't send things about CF even though Cara, my daughter died from this in 2008. Usually my blogs are regarding Cook Children's Hospital and doing promotional things for them. But after reading about Cindy's family and seeing the drawings of the logos, well I just had to post this!

More God, Less Crime

Faith-based organizations and people of faith can make a profound impact on the
crime rate and the recidivism rate in our prisons. This is the argument that renowned
criminologist Byron Johnson makes in his book, More God, Less Crime. He is a
professor at Baylor University and was on my radio program to talk about the many
success stories and the transformative power of faith.

Sadly most social scientists and even criminologists seem reluctant to make the
connection between faith and the impact religious perspectives could have on America’s
crime problem. Dr. Johnson believes that a faith-based ministry or message doesn’t
resonate with most social scientists. Many are even hostile to religion as demonstrated by
the opening chapter in his book entitled, “The Last Acceptable Prejudice.”

Dr. Johnson also says that faith-based organizations are merely tolerated within
the criminal justice system. In some places, they are seen as valuable and even helpful. In
other jurisdictions, they are viewed with suspicion. This is unfortunate since the criminal
justice system is facing cutbacks and shrinking budgets. Prison ministries like Bill Glass,
Prison Fellowship, and Kairos Prison Ministry can provide people and programs that can
make a difference. Faith-based organizations of all kinds can provide volunteers and
educators to help with programs in life skills and adult education.

The book is full of positive examples of what can happen when Christians get
involved in their local community. He tells the story of “The Boston Miracle” where
police and pastors worked together to break the stranglehold gangs had in the
community. He also talks about the mission of the Center for Neighborhood Enterprise
and violence-free zones. And he even gives practical advice on the important issue of
prisoner reentry and aftercare.

Most importantly, he provides a review of the literature so that churches and faith-
based organizations can show skeptics that the title of the book is true: More God, Less
Crime. I’m Kerby Anderson, and that’s my point of view.

The Virginia Declaration of Rights was drawn upon by Thomas Jefferson in his drafting the Declaration of Independence, and by James Madison in his drafting the Constitution and Bill of Rights (the first ten amendments to the Constitution).

The danger of government interference with the free enjoyment of private property rights was, in other words, foreseen from the first moment of the founding of this Nation. And, as I've posted recently on this site, the danger of public infringement of private property rights is growing.

Under all is the land. Upon its wise utilization and widely allocated ownership depend the survival and growth of free institutions and of our civilization.

So begins the preamble to the Code of Ethics and Standards of Practice of the National Association of Realtors^®. This preamble, of course, is not a new statement of principle, but a restatement of one of the founding principles of the United States of America.

On June 12, 1776, the Virginia Constitutional Convention adopted the Virginia Declaration of Rights , written by George Mason, which begins with the statement:

That all men are by nature equally free and independent and have certain inherent rights, of which, when they enter into a state of society, they cannot, by any compact, deprive or divest their posterity; namely, the enjoyment of life and liberty, with the means of acquiring and possessing property, and pursuing and obtaining happiness and safety.

Get the facts re. Texas Real Estate

I have had several of my clients ask me about this so thought it important to re post this article from Texas Association of Realtor's. Wondering if you have heard this too?

Do your clients owe a 3.8% tax on their home sale?

A rumor about a 3.8% federal tax on all home sales has again hit the in-boxes of Texas consumers and real estate agents. So, is there such a tax for all home sales? No.

The facts are that individuals with incomes over $200,000 a year ($250,000 for married couples) will be subject to a 3.8% tax on profits of more than $250,000 ($500,000 for couples) from the sale of a primary residence. So, a husband and wife who make more than $250,000 a year and sell their home for $510,000 more than their purchase price would pay $380.

Happy birthday...

Oh yes, that was yesterday! Oh well, I've noticed that men are usually not able to milk their birthdays for much past "the day" but I'm okay with that!

I wanted to say thank you to all that emailed, texted, called and face booked me wishing me a happy birthday. (face booked...sounds like something I had to do community service at Mission Arlington for...but I digress & that was a long time ago! Still thank Miss Tillie for her Ministry to me back then)

You helped make my day very special, yep, even at 59 it was a great day.

A special thank you to Sheryl who bought me cool stuff and fixed like a really great dinner as well. She actually knows what wine to serve...a new concept!

Also want to say thanks to Steve and Debbie for the cool Harley shirt and for Danny Boyer for noticing that it was so nice of the NFL to have such a special event to celebrate my Birthday!

Texas HOA rule changes

Homeowners in HOAs now have a few more property rights...

Thanks to the last Texas Legislature and efforts by the Texas Association of REALTORS®, property owners in homeowners associations are now guaranteed the right to place religious displays on their front doors; fly the U.S., state, and military flags; and install rain barrels and solar panels on their property. Other recent legislative changes will make HOA meetings and records more accessible to all HOA members and will prevent HOAs from using nonjudicial foreclosures powers.

Texas Association of REALTORS® Vice President of Governmental Affairs Mark Lehman was quoted in a San Antonio Express-News article summarizing the changes.

As a Director for the Texas Association of Realtor's, I am proud to serve an association that not only looks out for Texas home owner's private property rights and will fight for them as well!

Texas Quarterly Housing Report

Texas home-sales stats: “Flat” is the new “up”

If statewide or market-specific statistics for home sales interest you, check out the Texas Quarterly Housing Report released today by the Texas Association of REALTORS®. The report ... using MLS data compiled by the Real Estate Center at Texas A&M University ... shows a 6% increase in sales volume in the fourth quarter of 2011 compared to the same period in 2010. Median sales price did not change.

“Looking at the year as a whole, sales volume and median price in Texas were essentially flat compared to 2010," said Jim Gaines, Ph.D., an economist with the Real Estate Center. "However, Texans should know that ‘flat’ is the new ‘up’ because our state still outpaces national averages by eight to 10% in both sales volume and median price.”

His Word

When I first came to the Romans VIII Ministries Church I attend in August of 1986 their slogan was and still is; God is God, His Word is True and He loves you. [I thought, duh, I know that. Truth is I did not know that, at least to the Revelation I have now! Surely because of my upbringing and being made to go to Church (now I hear some say that was manipulation & child abuse!), I had heard about the Good News" and did know something of God's Love but, after all these years still learning more and more. Ephesians 3:17-20]

This statement of David comes from 2 Samuel 7:28 where, earlier in the chapter, God had made David magnificent promises, one of them being a house for the Lord. Look at Psalm 132 to further get Davids vision and God's response, then 1 Corinthians 3:16 & 6:19 to get established in the fact that God is not speaking of a natural house but He wants to live in us and wants us to live in Him. More foundational Scripture of this is the "True" Lords prayer which can be found in John 17, especially versus 21-23.

This was on my heart this morning and there are so many more Scriptures that go with all this that we can spend eternity discovering them! Sounds pretty cool to me!

Mozart's birthday

Today, Jan. 27th 1756 marks the birthday of Wolfgang Amadeus Mozart. His baptismal name was Johannes Chrysostomus Wolfgangus Theophilus Mozart. I figure with a name like that you must compose great classical pieces!

I have always enjoyed classical music and there is not too many compositions he did that I don't like! Many of the Classical radio stations are playing a lot of Mozart today so enjoy.

A number of authors have gone back to the writings of the founding fathers to gain insight into our current political and economic challenges. Jerry Newcombe with Truth in Action Ministries writes about Answers from the Founding Fathers. He has co-authored other history books with D. James Kennedy and believes that America became the most free and prosperous nation in history by following the political wisdom of our founders.

A foundational principle in his book is the God is the source of our rights. We see this important principle whether we look at the Mayflower Compact, the Declaration of Independence, or the U.S. Constitution. The book also documents from academic research done awhile ago that the Bible was cited in documents in the founding era more than any other source. And political perspectives on limited government as well as checks and balances also came from biblical ideas.

Education in early America was thoroughly Christian. And religious liberty springs from biblical concepts of covenant and the proper role of the institutions of church and state. Even the economic foundation of America can trace some of its influence back to the writings of the founding fathers.

Ron DeSantis writes about Dreams of our Founding Fathers. If the title sounds similar to Barack Obama’s book, Dreams of My Father, that is intentional. He quotes extensively from the Federalist Papers and other writings by the founders to counter many of the ideas expressed by the current president.

Key to understanding the founders is to examine their “first principles” which Alexander Hamilton called “primary truths” in Federalist No. 31. These essays were written by him and James Madison and John Jay to make the case for ratification.

They wrote about republican government, limited government, judicial authority, and even about the proper use of military power. When we compare what the founders wrote to the structure of government today, we see a stark contrast.

It’s true that the founders didn’t get everything right. But they provided a mechanism to change the constitution through amendment. These two authors remind us of the wisdom of the founders we need as we confront the political and economic challenges today. I’m Kerby Anderson, and that’s my point of view.

First time homebuyer programs

The Texas State Affordable Housing Corporation's (TSAHC) first-time homebuyer programs now include grants to help buyers cover down payment and closing costs.

Homebuyers who qualify for TSAHC's Professional Educators, Homes for Texas Heroes or Home Sweet Texas Home (click here for a list of who qualifies under each program) can receive a grant of 5 percent of the loan amount. The grant can be applied toward down payment and closing costs.

In addition to qualifying for one of these programs, the person must be a first-time homebuyer, or not had an ownership interest in any residence during the last three years; meet the income and home purchase price limits; complete a HUD-approved homebuyer education course before closing on the loan; and reside in Texas

A New years Resolve...instead of a resolution...

One of the meanings of resolution is resolve but a further study shows that to be resolved is an even stronger position, a very definite and determined decision, as the Apostle Paul wrote about in Philippians 3:10, his determined purpose to know Him!I

Several "resolves" can be found in other places too. In the book of Ezra, chapter 7-verse 10 states that Ezra Had set his heart to study the law of the Lord and to practice it and teach God's statutes and ordinances in Israel. A resolve to STUDY, PRACTICE & TEACH. Ezra 7:10

In Daniel 1:8 Daniel made up his mind, or, made that resolve...

Jesus said in Luke 21:14 to Resolve, settle it in your minds...

Anniversaries...

Websters defines this as a yearly recurrence of the date of a past event, the celebration or commemoration (a service, memorial of that event or person) of such a day. This is such a day since it was this day that my Daughter and best friend passed away. Seems like it happened just this morning yet also seems like it happened a thousand years ago too. Now comes the option or, what I call the power of choice. I will either let sadness & loneliness come in to rule or I will make that quality decision that the Psalmist David made...This is the day that the Lord has made, then, the power of choice comes in here...I will be glad and rejoice in it! I've found as I make the right choice, the choice to believe and trust in the Lord even if and when I don't understand, it is always at these times God comes mightily on the scene and I am lifted up in His Love, comfort, in His caring and probably most important for me, His Faithfulness.

So on this day of, yes, sadness but most of all it is, as others days are, a celebration in my heart of a most wonderful young lady that I respect so much, that again, by His faithfulness, He brings someone into my life that didn't just happen or was just by chance but truly a miracle! I would explain more but I don't think I can say it any better than what I read when I got up this morning...

"Can you fall in love with someone just from a conversation with so much in common? Or, if the other person has the same values from experiences, good, bad and sad...and still loves and trusts God and lives HIS word? Plus, if the other person can make you laugh so hard you are flinging laughter tears and your cheeks hurt from that laughing? I don't have to take a poll. Yes to all! :) Cannot wait for tomorrow!"

I love you Cara and wish you were here to meet this person!

It just dawned on me, somehow I know you are!

Thanksgiving

A day of Thanksgiving was set aside by the Pilgrims who founded Plymouth Colony. Life was hard in the New World. Half of the Pilgrims died in the first terrible winter. After the first harvest was completed, Governor William Bradford proclaimed a day of Thanksgiving and prayer. By 1623, a day of fasting and prayer during a period of drought was changed to one of Thanksgiving because the rain came during their prayers. The custom prevailed in New England and eventually became a national holiday.

Religious freedom is one of the lessons of Thanksgiving. In 1606 William Brewster led a group of Separatists to Leiden (in the Netherlands) to escape religious persecution in England. After living in Leiden for more than ten years, some members of the group voted to emigrate to America. Having been blown off course from their intended landing in Virginia by a terrible storm, the Pilgrims landed at Cape Cod on November 1620. While still on the ship, the Pilgrims signed the Mayflower Compact.

The Mayflower Compact provides the second lesson of Thanksgiving: the importance of political freedom. On November 11, 1620, Governor William Bradford and the leaders on the Mayflower signed the Mayflower Compact before setting foot on land. They wanted to acknowledge God’s sovereignty in their lives and their need to obey Him.
During this Thanksgiving season, let’s return to the wisdom of the Pilgrims. They valued their religious freedom and were willing to endure hardship in order to come to this country and freely worship. They also valued their political freedom and drafted the Mayflower Compact in recognition of God’s sovereign hand in their lives. Let us thank God for these freedoms and be willing to defend them against all who would seek to take them away.

Need some help with credit problems?

I have a program to help clients improve their credit scores so they can purchase a home and also lower other cost of living items as well. When you credit is low, it effects most everything you purchase!

That is right! I have developed a program for clients that can’t get pre-approved for a home mortgage. I have made arrangements with a top notch credit restoration company to pre-qualify my clients. Within 4 days they will let my client know if they can improve their credit score enough, within 60 to 120 days, – so they can buy the home of their dreams. If the company can’t make that promise they will not charge them or take them into the “Platinum” program.

My credit restoration contact has a longer term “Gold” program which might be helpful to those people who might need longer than 60 to 120 days to qualify.

But the great news is when a person’s credit is restored and they use me to buy their home – I secure a full refund for them for their credit restoration program. So it ends up costing them nothing in the end.

Perhaps it is time to recapture the importance of Thanksgiving.

On the bicentennial celebration of the landing of the Pilgrims at Plymouth Rock, Daniel Webster on December 22, 1820, declared the following:

“Let us not forget the religious character of our origin. Our fathers were brought hither by their high veneration for the Christian religion. They journeyed by its light, and labored in its hope. They sought to incorporate its principles with the elements of their society, and to diffuse its influence through all their institutions, civil, political, or literary.”

FHA loan limits info...

Last night Congress restored the loan limits for the Federal Housing Administration (FHA) for two years.

As you might not know, in late September the FHA, Fannie Mae; and Freddie Mac loan limits were reduced in 42 states pricing potential home buyers out of the American Dream of home ownership and holding back the housing recovery.

The National Association of Realtors and other Realtors like myself through local and State involvement immediately went to work with the goal to get the loan limits restored in Congress. For weeks that goal seemed unlikely.

Countless other REALTORS®, leadership and management teams worked to educate Congress that well-qualified buyers didn't need yet another hurdle to access affordable mortgage financing.

They finally listened. Because we were persistent. And because we were right.

The reinstated FHA loan limit formula and cap change will help make mortgages more affordable and accessible for hard-working, middle-class families in 669 counties in 42 states and territories, where the average loan limit reduction after the reset last month was more than $68,000. The provision reinstates the FHA loan limits through 2013 at 125 percent of local area median home prices, up to a maximum of $729,750 in the highest cost markets, the floor will remain at $271,050. However, Congress chose not to apply the loan limits restoration to Fannie Mae and Freddie Mac. Fannie-and-Freddie-backed mortgages will remain at 115 percent of local area median home prices up to $625,500.

The bill also provides for a short-term extension of the National Flood Insurance Program through December 16, 2011. We will continue to press Congress to use the additional time to complete their work on a five-year re-authorization of the program, which ensures access to affordable flood insurance for millions of home and business owners across the country.

I know that when we the Real Estate and private sector communities work together, we can accomplish anything we set our minds to in order to preserve, protect and defend the American Dream of Home Ownership.
