Extending the Home buyers TAX Credit

A strong housing market is vital to the survival of other industries. The retail of goods and services like carpeting, furniture, appliances, title companies and insurance depend on a healthy housing market. The National Association of Realtor's is pushing strongly for the extension of the "home buyers TAX credit" that is due to expire November 30th, 2009.

November 3rd voting

I read an email the other day from another Realtor that was full of misinformation regarding the November 3rd Constitutional Amendment Election. I would rather direct someone to what I consider a fair and impartial site that lists both pros & cons to each proposition. I've already discussed in a previous blog about a few who are in favor of certain props but this way it's better that you read both sides and become, hopefully, more informed about each issue. Then after careful thought and prayer, you decide!
 
The Texas Eagle Forum is not the only site to see both sides but it's a good start.

The Texas economy lost 295,400 nonfarm jobs from August 2008 to August 2009, an annual job loss of 2.8 percent. Over the same period, the U.S. economy lost close to 6 million jobs or 4.4 percent of its total nonfarm jobs. ARBOR Community Service Foundation

There are many sources of contributions within our membership who will give outside of faith-based commitments through the real estate industry they work and love. To maximize the community service effort of our association, the Arlington Board of REALTORS authorized the establishment of a "tax-exempt, charitable foundation" named the Arlington Board of REALTORS Community Service Foundation (ARBOR CSF) in 2007. It is the Foundation's goal to use 100% of funds raised or donated to go to important programs and projects within our local community. 

"The purpose or purposes for which the corporation is organized are to support and strengthen the community through charitable donations, volunteer work, education, and charitable housing initiatives.  The corporation is specifically authorized to develop and implement grant and/or loan programs to rehabilitate, repair and beautify real property, including privately owned real property, provide disaster and relocation assistance programs for natural disasters and displaced persons, and other programs consistent with such purpose."

Don't forget early voting starts 10-19-09


Here is a good site to see the pros & cons regarding the 11 propositions on the ballet:

They are all important and props 2, 3, 5 & 11 are extremely important as they deal with ensuring fair and uniform tax appraisals for property owners. The Republican Party of Texas, endorses Props 2,3,5 and 11 and urges voters to approve them on Nov 3. The Texas Farm Bureau has also endorsed Prop 11. The Texas Association of Realtor's has come out in support of Props 2,3 & 5.

More on foreclosures & short sales

My last note I talked about opportunities for folks having a hard time making their payments. This message will deal with buyer's purchasing these properties.

Now if you think your going to get a great deal on a short sale, better think again. Lot's of times the buyer, and part time agents, will see what the property was listed for to begin with, usually this is a list price to try and get the seller out and maybe even make them some money, but on further examination, mainly a market evaluation of the neighborhood, realize the true value is much lower.

Be it know that the lender will also do a market analysis of the area and if they do agree to a short sale, their price that they accept won't be much off this "true value" or value based on comparable homes that have sold.

For example, the home was first listed for $149,900. Now the lender agrees to a short sale and a new market analysis is done. The "true value" comes in at $127,500, (I'm using this because this is a deal I did earlier in the year with these exact numbers).

A prospective purchaser sees the huge difference, and thinks they are getting the deal of a lifetime. They are not, but now lets look at the net net bottom line, if the buyer likes the home and neighborhood, schools, etc. then they are getting a fair deal, maybe even a little under market value, and a house they can make into a HOME! Isn't this what it is all about?
