Thanksgiving

 A day of Thanksgiving was set aside by the Pilgrims who founded Plymouth Colony. Life was hard in the New World.  Half of the Pilgrims died in the first terrible winter. After the first harvest was completed, Governor William Bradford proclaimed a day of Thanksgiving and prayer. By 1623, a day of fasting and prayer during a period of drought was changed to one of Thanksgiving because the rain came during their prayers. The custom prevailed in New England and eventually became a national holiday. 

    Religious freedom is one of the lessons of Thanksgiving. In 1606 William Brewster led a group of Separatists to Leiden (in the Netherlands) to escape religious persecution in England. After living in Leiden for more than ten years, some members of the group voted to emigrate to America. Having been blown off course from their intended landing in Virginia by a terrible storm, the Pilgrims landed at Cape Cod on November 1620. While still on the ship, the Pilgrims signed the Mayflower Compact.

    The Mayflower Compact provides the second lesson of Thanksgiving: the importance of political freedom.  On November 11, 1620, Governor William Bradford and the leaders on the Mayflower signed the Mayflower Compact before setting foot on land. They wanted to acknowledge God’s sovereignty in their lives and their need to obey Him.
    During this Thanksgiving season, let’s return to the wisdom of the Pilgrims. They valued their religious freedom and were willing to endure hardship in order to come to this country and freely worship. They also valued their political freedom and drafted the Mayflower Compact in recognition of God’s sovereign hand in their lives. Let us thank God for these freedoms and be willing to defend them against all who would seek to take them away.

Need some help with credit problems?

I have a program to help clients improve their credit scores so they can purchase a home and also lower other cost of living items as well. When you credit is low, it effects most everything you purchase!

That is right!  I have developed a program for clients that can’t get pre-approved for a home mortgage. I have made arrangements with a top notch credit restoration company to pre-qualify my clients. Within 4 days they will let my client know if they can improve their credit score enough, within 60 to 120 days, – so they can buy the home of their dreams. If the company can’t make that promise they will not charge them or take them into the “Platinum” program.

My credit restoration contact has a longer term “Gold” program which might be helpful to those people who might need longer than 60 to 120 days to qualify. 

But the great news is when a person’s credit is restored and they use me to buy their home – I secure a full refund for them for their credit restoration program.  So it ends up costing them nothing in the end.

FHA loan limits info...

Last night Congress restored the loan limits for the Federal Housing Administration (FHA) for two years.

As you might not know, in late September the FHA, Fannie Mae; and Freddie Mac loan limits were reduced in 42 states pricing potential home buyers out of the American Dream of home ownership and holding back the housing recovery. 

The National Association of Realtors and other Realtors like myself through local and State involvement immediately went to work with the goal to get the loan limits restored in Congress. For weeks that goal seemed unlikely. 

Countless other REALTORS®, leadership and management teams worked to educate Congress that well-qualified buyers didn't need yet another hurdle to access affordable mortgage financing. 

They finally listened. Because we were persistent. And because we were right.

The reinstated FHA loan limit formula and cap change will help make mortgages more affordable and accessible for hard-working, middle-class families in 669 counties in 42 states and territories, where the average loan limit reduction after the reset last month was more than $68,000. The provision reinstates the FHA loan limits through 2013 at 125 percent of local area median home prices, up to a maximum of $729,750 in the highest cost markets, the floor will remain at $271,050. However, Congress chose not to apply the loan limits restoration to Fannie Mae and Freddie Mac. Fannie-and-Freddie-backed mortgages will remain at 115 percent of local area median home prices up to $625,500. 

The bill also provides for a short-term extension of the National Flood Insurance Program through December 16, 2011. We will continue to press Congress to use the additional time to complete their work on a five-year re-authorization of the program, which ensures access to affordable flood insurance for millions of home and business owners across the country.

I know that when we the Real Estate and private sector communities work together, we can accomplish anything we set our minds to in order to preserve, protect and defend the American Dream of Home Ownership

New requirements for application for property-tax homestead exemption

As of Sept. 1, Texas added new requirements for homestead-exemption applications. Homeowners must now include a copy of their driver’s license or state-issued ID card and their vehicle registration receipt that has an address matching the property for which they are seeking an exemption along with the application. If applicants don't own a vehicle, they must submit a signed affidavit stating they don't own a vehicle along with a copy of a utility bill for the property seeking the exemption. If you already have your homestead exemption in place you DO NOT have to refile unless the chief appraiser requests that a new application be filed. 

Be reminded that it’s free to file your homestead exemption application, and it’s simple to file the paperwork. The Texas attorney general has warned homeowners to be aware of solicitation companies that send official-looking letters claiming they can process the exemption paperwork for a fee. More information and the new homestead application forms are available on the state comptroller’s Web site.

Folks that purchased a home from me in 2011 will be receiving the information and a reminder about 2 weeks into January 2012 regarding this! If you need the forms or more information,  call or email me and I'll get it to you!

Family

Sure was good seeing Alberto back at his Chairman's post after the passing of his beautiful wife Sonia.
It was interesting while we were in Austin at TAR State convention several of our group mentioned that things just didn't seem right, that they just couldn't put their finger on it. Not surprising they and myself felt that way. The Apostle Paul talked about that in 1 Corinthians Chapter 12. The body has many members, the fingers, hands, feet, etc and when one of those members hurts, the whole body hurts. Same for the larger body, in Paul's case, the body of Christ, but also in our case, the leadership family at our board of Realtor's. Alberto is hurting, so are we.
