Cook Children's Hospital Ft Worth TX

I had sent out a previous blog/info regarding Cook Hospital and had a very good friend call to ask about donations, where they are sent and is there a form letter.

First of all I was pretty excited that someone actually read my blog!!...although he did mentioned he was pretty bored when he read it...then, as always, excited to help in any donations, large-medium-small to support our local children's hospital.

So here is the info: I have attached the form letter and if that doesn't work you can request the form letter from me or you can go online at: Cook Children's Giving  to donate online.

These can be made in the name and or memory of someone that you know that has benefited from the hospital, such as Cara Young!

Cook Children's Hospital Ft Worth TX

I am proud to share my time and finances to help raise funds for Cook Children's Hospital in Fort Worth TXPlease keep this wonderful hospital and organization in mind as you give this coming year 2011.

For almost 21 years Cara and I experienced the first rate medical care and, just as important, the first rate family care given by all who not only work at Cook but the volunteers as well. If you've not ever been to see and experience the Cook Children's hospital in Fort Worth, all I can say is WOW! What a place!! Schedule a personal or group tour and see what I mean.

Thank you and Happy New Year,

Steve Young

Relevance...

Websters...–adjectivebearing upon or connected with the matter in hand; pertinent: relevant remark.

One of the more popular sayings that's been going around: "it is what it is"

Well, maybe it is and maybe it's not! What if it ain't? Okay isn't, that for any of my English teachers that might stumble across this...what if there is more, what if there is another thought, a higher Truth?

I confess I've used the saying even though I really dislike it and have always thought that 90% of the time it's a "cop out" statement, something to throw out that sounds like wisdom but is really a way of saying...don't fight the system, the enemy or the problem, just go along and be happy!

I like going along and being happy but sometimes the "is what it is" statement just doesn't work, for me anyway.
In the real estate the market, as an example, the "is what it is" is where I've found myself using this little worthless phrase. But the other day I was explaining the "is what it is" market to a seller prospect and he informed me that he could care less about the market and what it's doing, that his trust was in a higher authority and the home would sell being priced correctly and with good marketing. You might well say, isn't that the same as is what it is?

I say NO! For me, and his statement really woke me up to ask myself just who am I trusting in? The market or the Lord? Grandma always said be honest with yourself...but I digress, for me this is no different than after I had fallen 3 stories on a job site and they told me even with an operation I probably would need a walker to get around on. This
statement then becomes, if you subscribe to the popular phrase, "well, it is what it is"! But I didn't like that option and made a determined purpose and effort to put my trust in that "Higher Authority" and NOT accept the "is what it is" and accept the opposite, it is what God says it is! That to me was what the owner of the home was saying, for we should walk by faith, not by sight.

No doubt there are true "is what it is" sayings but lets be careful we don't use it as a crutch or a statement to just pass off what might NOT be "is what it is"!

I define relevant as: When I was pretty young, you ever wonder if you were ever really that young? I asked my Grandmother why she never had driven a car or even wanted to, she didn't even have a drivers license!! She looked at me, I was around 8 years old at the time which was in 1961, and said...why in the world would I want to get out in the middle of all that traffic and craziness out there on the roads and freeways? In 1961? Grandma, who thought traffic was bad then...

Oh well, I guess it is what it is!

Remodeling costs & return investment

This is a web site that gives remodeling costs per home improvement job plus a percentage of return back.

The links will take you to the page that shows the DFW area averages and compares them to a national average.

I thought this might be helpful because one of the top 5 questions I am always asked is-what if we want to remodel and what brings the highest and best return.

I still believe that you update to enjoy it for yourself but also for resale value in the future. If you are planning on selling now or in near future, you do "as needed" updates to make your home "move in" ready for the buyers looking to buy!

If your home has been on the market and didn't sell, it might just not be the sales price. There could be fairly low to no cost things that can be done to get what your asking price is! Call or email me today so we can discuss these. stevesellsdfw@gmail.com 817-276-5149

Leadership & good life instruction

I really like this excerpt from the John C. Maxwell  Leadership calendar for today:
Crucial key to leadership-leaders must be visionary, yet they cannot see everything in the future. Instead of pretending to be in control, leaders must model being under control...Leaders must model an anchored life, acting from character, NOT emotions.

Have a great weekend,

Thanksgiving

Growing up in a small but loving, tight knit family, the holidays were always special, but then most every day was too. And when the last of my family that raised me passed away, Mom, then my Aunt & then my Uncle, it really left a huge void in my life, especially at this time of year. But at least I had my daughter Cara. Well, when she died of cystic fibrosis in 2008, I truly felt like I could not go on, especially, again, at this time of the year.

Interesting that the French mathematician, Blaise Pascal wrote regarding voids...

“There is a God shaped vacuum in the heart of every man which cannot be filled by any created thing, but only by God, the Creator, made known through Jesus”. He understood that the void will be filled with something!

The thought of not having any family, especially a family that relied on each other, was, let me be honest, too much for me. Here is where we all come to at some particular point and time in our lives, a time when what we have known, trusted and relied upon is gone, or at least maybe we can't rely on it anymore, and we are presented a choice, I call it a mile marker in our life that we must make crucial decisions, decisions to give in to sadness & hopelessness, or to say no to these and move forward. I will not be timid or ashamed to declare that I made decisions to move forward, but not in my strength for it was gone, but falling on my knees and asking for help from the Lord. I have always loved my Grandmothers favorite Scripture, Psalm 121:1,2  I will lift up my eyes to the hills, From whence comes my help? My help comes from the Lord, Who made heaven and earth.

When I made this decision, and don't think it was some thing that I still don't have to daily walk through, I was blessed to have more than a large number of friends that constantly extend their hand of love and friendship out to me. And that continues. Every Thanksgiving and Christmas, I am overwhelmed by the love and kindness shown me. I can not count the number of invitations to join with other families, not counting the ones that call or have someone else ask what I am doing at these times of the year, not wanting me to be alone! Wow, it's like the credit card commercial...PRICELESS!
So for any and all that find themselves, for whatever reason or situation, alone or struggling in life and especially during the holidays, call out and receive the help that the Psalmist David was talking about. He's no respecter of persons and what He does for one, He WILL do for all, for all that simply ask!
Thank you to all my friends that are so loving and caring with great generosity toward me, you have helped in making all my days, weeks, months & years a true Thanksgiving, everyday!

First time home buyer??

There are, along with wonderfully low interest rates, some great programs still available to first time home buyers. You can see an overview of these at Affordable housing available to you! Once you see the opportunity, call or email me. I know the local mortgage companies that not only handle these programs but more important, those folks that know what their doing and I am a certified Texas Affordable Housing Specialist!

You want horror stories about buyers that decided to use a large bank or non local mortgage company? I've got plenty and keep hearing more every day. Don't mess around with something so important as the loan you are going to obtain to go with what is probably the most important investment you will make...purchasing your home and, realizing the value, importance and just plain solid and joyful feeling of home ownership.

The information I've included is courtesy of  the Texas Association of Realtors public site where you can get up to date, and timely information regarding Texas real estate.  Texas Real Estate

Real Estate & other things in the DFW area

Hope you have had a good week & looking forward to the weekend. Rates and home prices remain low. As per home prices, there are some areas that have had a substantial drop in sales price & a few that have had an increase but overall I'm seeing a pretty stable market.

And there are some very good first time home buyer products out there. Call or email me to get more info on these.

In light of the famous Leonid meteor shower that occurs every year about this time I thought I'd share a funny that us kids used to say...do you know what you call a meteorite (a meteor that has hit the ground) that misses the ground?...a meteorwrong!

Friday in Real Estate & Life!

Attended a very good Arlington Board of Realtors leaderships meeting yesterday in beautiful Granbury. There are, as seems to be the case in other fields I have participated in, probably 20% that will be involved in any way in their respective endeavors and maybe even less that desire to be involved through leadership. It's really sad that in something you've been given much most don't think it is important at all to give any back, even if it is only giving back some small amount through volunteer time or money donations. Mom always said better not do any complaining unless you've made an effort to change it.

Through leadership training we heard words such as cooperation, trust, being prepared, focus, culture, common objectives & goals to help unite behind a common direction. Forget for a minute that this was a leadership training, these philosophies are adequate, I suggest, in all of our ever day living! I do believe the Tea Party movement, as an example, is founded on this. I do know through reading history that those that have gone before us, when presented with the option put before them of freedom or losing it, did unite behind a common direction.

Leadership training...good foundational teaching for everyone!

Friday real estate & stuff

The word "stuff" always reminds me of the comedian George Carlin's skit, "A place for your stuff" & that our homes are just a place for our stuff, basically a covering for our stuff, with locks so we can make sure no one comes in and gets our stuff.

Now, can we say "unclutter", a famous word in the marketing of homes. You know, it's what most of us Realtor's have in our own personal homes, clutter, but get after the seller's for having tooooo much stuff, clutter, in their homes. In reality, unless there's some major problem, like 28 year old shag carpet, it is probably the single most important thing a seller can do to make their home show better. Well, along with removing off the wall your framed 4th grade math paper because you got an A.

I write this because, As Carlin points out, sometimes people have to get a bigger house so they can have more room for their STUFF and this topic will definitely come up...again!

Have a great weekend & don't forget to call or email me if you or someone you know is interested in selling, buying, leasing or all the above! Interest rates remain low and there are still great opportunities for you!

Texas First Time Homebuyer Program

Effective Nov. 1, 2010, the TDHCA reduced its interest rate on mortgage loans offered through its Texas First Time Homebuyer Program to its lowest levels ever, further opening the door to safe and responsible homeownership for qualifying low-to moderate-income Texans.

Interest rates on these 30-year, fixed rate mortgage loans have been set at either 4.20% (unassisted) or 4.95% (assisted), depending on which of two types of loans the borrower selects. Assisted loans offer downpayment and closing-cost assistance up to 5% of the mortgage amount.

To learn more about the program and eligibility requirements, please call or email me. I also work with several of the participating lenders that know and service these loan opportunities!
